Why GridAra

The integration is the hard part. It's also the whole point.

Coordinating a building's plant against the electricity market is straightforward once you are inside the building management system. Getting inside it — safely, at protocol level, without a third party in the middle — is where most platforms stop.

The difference

GridAra is the only building energy platform in Australia with genuine protocol-level expertise in commercial BMS integration.

BACnet, Modbus, and the operational knowledge required to deploy it directly — rather than through a third-party integrator. That means fewer parties in the contract, faster commissioning, and a direct line to the points that matter: chilled-water setpoints, zone temperatures, AHU supply air, plant status.

Coordination is the point

One building is a start. A coordinated portfolio is a resource.

The tightest form of coordination

When buildings share a site, they can share energy.

A coordinated portfolio is spread across a city. A precinct sits on one site, often under one owner, behind one grid connection. That changes what is possible. Where the site allows it, IPEOS, the Intelligent Precinct Energy Operating System, can move a building's surplus solar to a neighbour that needs it, rather than sending it to the grid at a low export price or switching it off.

The effect is local. Generation built on the precinct is used on the precinct. The shared solar and battery run closer to full use through the day, because there is almost always a building nearby that can take the energy. Less power is imported, and the precinct's overall carbon intensity falls.

This is a development GridAra takes on with a site once the building-level model is proven there. It needs common ownership or a shared agreement, a single connection point, and metering that can attribute energy between buildings accurately. It is not a general scheme for separately owned or separately connected buildings, which is a different undertaking with different rules.

Market timing

The NABERS gap is a lease problem, not a branding problem.

A 2025 update to NABERS benchmarks pushed a portion of B and C-grade office buildings below the 5.5-star threshold many government and corporate leases require.

The Commonwealth's leasing requirement moved from 5.5 to 6.0 stars for new government leases from July 2026.

NABERS has begun a three-year programme on recognising flexibility within building ratings, and CSIRO has completed a pilot across more than 200 buildings. Flexibility is becoming a recognised building attribute.
