NABERS
Evolving benchmarks for a decarbonised future
NABERS recalibrated its energy benchmarks against a decarbonising grid. The effect: a portion of B and C-grade office buildings moved below the 5.5-star mark that many corporate and government leases require, turning a rating slip into a lease-compliance risk.

The race to decarbonise Australian cities
JLL's analysis of NABERS rating coverage across the Australian office market: how few buildings hold any rating, and how few reach the higher thresholds now being written into leases. Context for the size of the gap mid-grade buildings face.

NABERS · programme
Recognising energy flexibility within building ratings
A multi-year, government-supported programme examining whether a building's energy flexibility, not just its consumption, should be formally recognised in its rating. This is the category IPEOS is built to serve. Presented at IBF26 by Rachel Montgomery (NABERS).

Every smart building is a grid asset: a large-scale flexibility initiative
CSIRO completed a pilot across more than 200 buildings, measuring not only how much flexibility a building can offer but how reliably it can deliver it: the firmness of the resource. Presented at IBF26 by Matt Amos (CSIRO).

IBF26: how buildings participate in energy flexibility markets
AIRAH's 2026 programme is built around how buildings participate in energy flexibility markets and how that participation is measured and valued. Relevant sessions: Energy Flexibility in Commercial Buildings (NABERS), Every Smart Building is a Grid Asset (CSIRO), Energy Flexibility is the New Energy Currency (Nathaniel Galindo, Next Green Group), and AI in Buildings (Jon Clark, Dexus).
